Foundation Repair Question – Time

  1. How long does a foundation repair job take?

At OFS, smaller to medium-sized jobs usually take one to two days to complete. Larger jobs can take up to a week or longer to complete.  Please note that some jobs take much longer. The size of the project, type of foundation repair service needed, accessibility to work areas, and other factors determine how long a job will take to complete.

  1. What are the best piers for foundation repair in Oklahoma?

Foundation Repair Question – Crawl Spaces

  1. How do you reinforce a damaged crawl space?

One of the most common issues that can cause damage in a crawl space occurs when the span between the center beam or center stem wall and the exterior stem wall is too great and there is either no support or inadequate support between the span. Over time, the floor joists and framing can warp which can be a cause of sloped or spongy floors.

The most common service foundation repair companies provide to address this issue is the installation of a pier and beam system between the center beam or center stem wall and the exterior stem wall.  The pier and beam system our company uses is an engineered approved process that consists of 6x6x10 treated beams. Each treated beam is supported by three concrete block supports or by three steel screw jacks that are placed on approximately 18x18x8 steel reinforced poured concrete bases. In some instances, the concrete block supports or the steel screw jacks are placed on precast concrete bases.

Foundation Repair Question – Cracked Slab

  1. What foundation repair service is best for a cracked slab?

Not all slab cracks require repair.  Two common factors structural engineers and foundation repair companies take into consideration when determining if a slab crack needs repair are the length and width of the crack and any elevation change created by the crack.  One of the more common services foundation repair companies provide to address interior slab cracks is an engineer approved process referred to as floor stitching.  

Here’s a brief overview of our engineer approved, five step process for repairing interior slab cracks:

  1.     Our 5 star rated crew members prepare the area where the work will be performed.  We make every effort to contain dust and debris.
  2.     Once the area is prepared, we remove approximately four to six inches on each side of the slab crack.
  3.     Once the concrete is removed, we drill and pin epoxied rebar into the existing slab.  
  4.     New concrete is then poured where the old concrete was removed.  This effectively ties the interior concrete slab back to one piece as opposed to the separate pieces the slab crack created.    
  5.     The work area is thoroughly cleaned.  We take pride in leaving the job site cleaner than we found it.

It is important to note that sometimes the slab cracks are so severe or prevalent that floor stitching is not a viable option.  When this occurs, the service our company provides is partial or complete interior slab replacement.
